The median house here was built in 1979, and a roof on a building that age can carry a lot of history. There may be two layers of shingles, flashing patched more than once, or decking that has taken on water at the eaves. Leaks rarely start where the stain shows up on the ceiling. We trace the water back to where it gets in, then fix that.
Storm damage, missing shingles, ice building up along the eaves after a winter of around 36 inches of snow: any of it is worth a call. What to Expect When You Reach Out
Call for a free estimate and tell us what you are seeing. A stain on the ceiling, shingles in the yard after a storm, a flat roof that holds water for days: each one points us somewhere different. It helps to know roughly when the roof went on, whether it has been patched before, and whether the leak shows up in every rain or only when the wind drives it. The median house here was built in 1979, so the roof overhead may not be the first one. Photos are welcome. We still want to see it ourselves.
On the estimate visit we get up on the roof and, where we can, into the attic. We look hard at the flashing around chimneys, vents and valleys, because that is where most leaks begin, and we walk the decking for soft spots and structural damage. Gutters, ventilation and the way water leaves the roof all get checked. Then we tell you plainly what we found: whether a repair will hold, whether replacement makes more sense, and which materials suit the house. You get that in writing, with photos. If the work needs a permit, we handle the permit.
